Bayberry House Bed and Breakfast Policies

Welcome to your home away from home. By making your reservation you are agreeing to the policies below. Our reviews speak for themselves and virtually all of our guests never encounter the policies below, they are here if needed to ensure everyone has a wonderful time and has the same expectations of our guest houses. Check In is from 4 pm to 6 pm by appointment. We try to schedule check in before 6 to allow us to have dinner or attend events with friends and family in the evening. A later self service check in can be arranged if necessary. Because we do not have a traditional 24 hour front desk we ask that you schedule an appointment for your check in and call us when you are 30 minutes away so we can meet you on the porch. If your plans change and you will be earlier or later than your scheduled appointment please call us and let us know your anticipated time of arrival so we can make arrangements.

Check Out is by 11 am. If we are not there when you are ready to leave you may lock up and keys may be left in the mail box.

Cancellation Policy: We are delighted that you have chosen to stay at the Bayberry House, Steubenville’s most unique accommodation, where every guest reservation is important and special to us. Each room is unique, cancellations have a significant impact because most folks want a specific room, so please take note of the requirements below. Please call to cancel, 740-632-2899, if you email a cancellation I cannot guaranteed that I will received that email, the following cancellation policies will apply regardless of the reason for your cancellation, there are no exceptions:

A cancellation fee of up to $50 will apply to any cancellation, per room, at any time, in addition to the following: If you cancel after the allowed reservation cancellation cutoff time, or shorten your stay while you are here, or reduce your number of rooms, you will still be responsible for the entire original reservation cost. If you do cancel your full reservation and we are able to re-rent the room(s), for the same or greater amount, we will then issue you a gift certificate good for 6 months for the balance of your reservation less the cancellation fee.
One or two room reservations for any number of nights, require a 10 day advance cancellation by 4 pm Ten Days Prior your day of arrival. (10 days prior) with just the cancellation fee applying, after the ten day cutoff is past the entire reservation is due in full. See also special event dates/weeks exception note below:
Three or more room reservations, extended stay reservations, whole house reservations and any number of rooms or number of nights for the following special event dates/weeks: Franciscan University Graduation (usually the second weekend in May), Home Coming (usually the first weekend in October), College Move-in Weekend (late August usually last full weekend), Greek and Dean Martin Festivals (June - Fathers Day and Week prior), Thanksgiving Week and Christmas Week Before and to New Years must be cancelled 45 days or more in advance. (45 days prior) with just the cancellation fee applying, after the forty-five day cutoff is past the entire reservation is due in full. You will be notified in writing by email if a reservation is Non-Cancellable.

Your reservation charge will be applied to your credit card as early as the time cancellation is no longer available, and no later than 3 days prior your date of arrival.

Pricing Changes: while rare, reservations made more than 6 months in advance are subject to room and rate changes up to six months prior your stay, you will receive at least 6 months notice of any change, and the option to cancel free of charge if we change your room rate.

No Smoking & No Candles: No burning candles at any time. The guest house and porches are non-smoking, cigarette smoking is permitted outside in the rear garden at the Westfall House or on the rear parking area of the Garrett House only, a receptacle is provided for proper disposal of cigarette butts. Smoking is not permitted on the wood porches and smoking of cigars, pipes, etc., is not permitted on the property. Use of candles is also not allowed in either guest house. A $500 cleaning charge will be applied to your reservation for violating this policy.

Housekeeping: Innkeepers will be at times in the living areas of the first floor and storage areas of the second floor if we are there cleaning or setting up breakfast. Guest rooms and bathrooms are generally cleaned between 11 and 3 daily. Linens are changed during longer stays every 4th day. You may request a linen change or more towels any time.

Kitchen Use & Breakfast: Guests may store cold beverages in the refrigerator and use the glassware in the kitchen, and you can also make coffee or tea whenever you would like. Please place your used glassware in the dishwasher and clean out the coffee pot after use. Snacks and popcorn, etc. is fine. The kitchen and guest rooms cannot be used for cooking and/or eating a meal unless you are renting the entire house with kitchen access or an extended stay with kitchen access, and then the kitchen must be left clean. A continental breakfast is provided daily until 10 (unless you have a whole house or extended stay reservation with kitchen access). There are several restaurants in town for lunch and dinner; a list is on our web site and also on the desk in the front hall.

Whole house rental & extended stay guests using the kitchen must leave the entire kitchen as clean as when they arrived, and dispose of all food and any other items brought into the house, trash can be bagged and left on the back porch. Please no frying food. The preparation or eating of shell fish (shrimp, lobster, clams, etc.) is not allowed at any time due to the owners allergies. Dishes must be washed and put away dry. An additional minimum charge of $100 will apply to your reservation if the kitchen is not left clean.

Children: well behaved children are welcome at both the Westfall and Garrett Guest Houses. Up to two children younger than 12 may stay with parents in the same room at a $10 per child additional charge per night, we do not have cots, so please bring a sleeping bag or something for them to sleep in they cannot sleep on the bed with you, and please let us know if you are bringing a child younger than 12 with you. Children 12 and over must have their own room. The only rooms large enough to accommodate the children with parents are Julia's Room, Hanna & Victor's Room, Eleanor's Room and Derek's Room and even then space is limited. Please keep in mind that these homes are living museums and contain antiques and collections that cannot be replaced any damages will be charged for as well as any bed or linen damage, urination on the bed will result in a charge for a new mattress. Children under 18 cannot be left alone anywhere in the houses at any time. Children are not permitted to stay in Francesca's Jacuzzi Suite, in the Garrett house and are not allowed in the Jacuzzi at any time. Whole house rental, or rental of the family suite of rooms (rooms 2-5 in the Garrett House sleeps up to 8 and comes with two bathrooms), works best for families traveling with children.

Minimum Rental Age: 25, photo ID required at check in.

Security Hold or Security Deposit: A damage security hold may also be placed on your credit card which will be released on check out. Any damages, moved, stained or damaged decorating items, bed canopies, linens, etc., or missing items will be charged to your card on file. Or, a cash security deposit may be required (generally for large events, groups, and whole house rentals). Deposits are usually $500 for the first day and $100 for each additional day of rental.

Registered guests only please: No unregistered guests or visitors, this means you cannot go out and pick someone up and bring them back to your room, please use one of the other area hotels if that is your plan. Having a couple friends over to see the house before you go out is fine as long as other guests are not disturbed. If you are renting the entire house you may have up to 4 non-registered guests over for a gathering, on the first floor only, all unregistered guests must leave by 11 p.m and are not allowed in the guest rooms. For larger events please see our event pricing before you make your reservation. The house cannot be used for a large college student or high school student party, however quiet semi-formal and formal events are allowed.

The owners are always present during large events.

Quiet Hours: evening quiet hours begin at 11 pm and last until 8 am. No non-registered visitors are allowed anywhere in the B&B during quiet hours. The other guests and neighbors appreciate quiet behavior during these times.

Pets: are not allowed in either guest house. The minimum penalty charge for sneaking in a pet is $1500 to have the entire house steam cleaned to remove all traces of pet dander.

Gas Fireplaces may not be used in when the air conditioning is on. We do not turn on the gas to the fireplaces in the summer, spring or fall when air conditioner is still in use. Please inquire if you have questions about seasonal use of fireplaces.

Liability for guest personal injury and property: By reserving a room, the purchaser agrees to the following terms: That he/she is responsible for all charges of indebtedness for room reservations and/or services ordered or rendered and any personal injury or damages caused whether to self, your family members or other guest you allow in the houses or property therein or on. Charges are applied for your reservation at the time our cancellation policy no longer allows your reservation to be canceled. The purchaser authorizes and grants The Bayberry House Bed and Breakfast permission to charge his/her credit card number for the amount of indebtedness with or without your signature.
