House Bed and Breakfast Policies
Welcome to your home away from home. If you have any issues
or problems please let me know immediately so they can be resolved. You can
reach me any time at 740-632-2899, thanks, Scott.
Check in is 4 pm or after at your guest house, we will text you early arrival day
with how to check-in and what time your room will be ready, please
provide a cell phone number. A late arrival can be easily arranged if
needed just let me know.
Check-Out is by 11 am.
Minimum Rental Age: 21, photo ID and credit card may be required at check in.
Cancellation, the following reservations are
non-cancelable/non-refundable:
These Reservations may not be cancelled, the entire reservation is due in full upon booking, and are refundable only if re-sold to someone else:
Reservations of 3 or more rooms,
Group reservations,
Extended stay reservations,
Whole house reservations,
Franciscan University Graduation Weekend Thursday through Sunday (usually the second weekend in May),
Greek and Dean Martin Festivals (June - Fathers Day and Friday the Week preceding through Sunday the week following)
Any reservation during July through labor day, this includes All Conferences and College Move-in.
Homecoming weekend Thursday through Sunday (usually the first or second weekend in October),
Thanksgiving Week (Saturday before to Sunday after), and
Any reservation from December 15-January 15.
Any reservation not falling into one of the above is cancellable and refundable if cancelled by 4 p.m 10 days prior the day of arrival. The initial $25 deposit is not refundable any time.
If you book through any other site like Expedia, Booking.com, Priceline, Hotels.com, AirBnB you need to cancel through them as they won't allow me to cancel your reservation.
Wedding Parties are required to rent an entire house if they are planning on
photos and others coming to assist preparing on wedding day. This is so that
other guests are not disturbed. A wedding couple staying the night in one room
after their wedding with just them at the B&B is fine.
Children: are welcome and count as an adult, please give me a call if
you have any questions. No children in the Jacuzzi or Jacuzzi Suite please.
No Smoking, e-Cigarettes, or Candles: Smoking is outside only at the Bayberry.
Kitchen Use: Guests may store cold beverages in the refrigerator and use the
glassware in the kitchen, and you can also make coffee or tea whenever you would
like. If you get takeout or delivery, dishes are available in the kitchen.
Please place your used dishware and glassware in the dishwasher. Guests are asked not to use the kitchen stove for
cooking a meal. Only extended stay guest are allowed to cook in the
kitchen if they have so arranged.
Breakfast: is available daily from 7:30 until 9:30. If you are up earlier you
are welcome to eat as well. Homemade hot breakfast item is available from 7:30
until 9:30. We don’t require that you come to breakfast at a set time which is
why our breakfast is set up so you can eat at your leisure. If you have
special dietary needs you are welcome to bring what you need and store it in the
refrigerator and you can also use the microwave to warm things up. More info on

Breakfast food is for breakfast only until 9:30 am, it's not there for snacking
on later.
Registered guests only please in the B&B.
No Pets in the Inn please, if you need local boarding I can recommend the
Poochie Parlor in Wellsburg WV just 10 miles away, she is really nice and takes
good care of my dogs as well. 304-527-1773.
Security at the Bayberry: The Bayberry House Bed and Breakfast is a collection
of four private residences around the corner of North Fourth Street and Madison
Avenue in the North Fourth Street Historic District. I live on site in the
yellow house behind the Mansion and Westfall House and across from the parking
area at the Garrett House. The historic area on North Fourth Street has lots of
families with children and is a nice residential district with some small
professional offices as well. On each side of the inn there is a family living
so the area is active with people doing everyday things. Doors are kept locked
and you are asked to lock the front door as you come and go. Outdoor video
surveillance is on 24/7 and we are generally always around.
Extended Stay at the Bayberry House B&B: We offer a good discounted extended stay rate, plus tax, per night for one person, for those staying 15 or more days, call me if you are staying more than 30 days and we can do a monthly rate:
Private room with private bathroom, if you are staying a long time, you may want your own towels, we provide 4 in the room. Please don't wash our towels with your clothes.
this is a special rate for one person and no additional overnight guests per room. Visiting/second guests nights will be charged at the full retail rate.
Room is cleaned every 7 days, please bring all your trash to the laundry room. Additional cleanings are charged at a rate of $25 per cleaning. Sheets, pillows and pillow cases are provided, however bathroom soap and shampoo are not provided for extended stay guests
Smoking is outside only, violating this police will have you removed from the B&B.
Extended stay reservations do not include breakfast.
You are also allowed limited kitchen access, which means you can use the stove, microwave and coffee maker, and dishes as long as you clean up after yourself. Full kitchen access is available for a slightly higher rate. No cooking for food allowed in your room.
You may keep some items in the refrigerator and kitchen, please label them with your name and room number.
Extended Stay Reservations are non-cancellable and non-refundable for the initial reservation of 15 days or 30 days.
Additional days may be added to this reservation as you need and as rooms allow, additional days are non-cancellable as well once added and paid for.
A room switch during your stay may be necessary depending on availability, I reserve the right to switch your room as necessary.
